Standard Inspection Services:
Pre-Purchase Inspection
A thorough and comprehensive inspection of the visible and accessible areas and components of a home as defined in the American Society of Home Inspectors Standard of Practice. The 5 major home systems, roof, structure, HVAC, plumbing and electrical are inspected as well as the interior components, doors, windows, appliances, exterior components, electrical and plumbing fixtures and grading. The inspection and reporting program includes major and minor deficiencies, safety concerns, construction styles and materials and inspector recommendations as necessary. Typical inspection length is 2-3 hours.
Pre-Listing Inspection
An abbreviated inspection of the visible and accessible areas and components of a home and designed to identify deficiencies of significant repair expense that may be discovered during a Pre-Purchase inspection. Early identification eliminates surprises and allows the owner time to make desired repairs in a controlled and cost saving manner. The inspection and reporting program is limited to identification of significant deficiencies in the 5 major home systems: Roof, Structure, HVAC, Plumbing and Electrical. Typical inspection length is 1 hour.
Radon Measurement
Radon is the leading cause of lung cancer among non-smokers and the second leading cause behind smoking. Following national protocols, a radon measurement is performed for a minimum of 48 hours utilizing advanced CRM (Continuous Radon Monitor) devices to identify if an elevated radon level is likely.
Investors Inspection
Tailored to the informational needs of an investor, this inspection is similar to a Pre-Purchase Inspection but with less reporting in the areas of construction styles and materials. Typical inspection length is 1.5 hours

Specialty Inspection Services:
Mold Inspection
A mold inspection is a deliberate and guided inspection that focuses on locating mold and identifying the contributing factors to mold growth. This is typically performed when physical mold or physical mold generating conditions are observed which may have an adverse health impact. The purpose of this inspection is to identify the severity, type and cause of the observed condition. Information provided will allow the client to make informed decisions on mold mitigation lengths and corrective actions to reduce future mold growth.
Air Quality Sampling
Air quality sampling is a controlled gathering of air from within and outside the home to determine if the mold types and levels are similar. Older homes and homes that have the HVAC air handler located in a crawl space will benefit from this type of sampling. The purpose of this inspection is to identify if any hidden conditions may exist that can contribute to allergen reactions. Information provided will allow the client to make informed decisions regarding the necessity of common HVAC equipment and duct cleaning or crawl space cleanup.
Damage Assessment Inspection
Specific specialty services that provide documentation of current conditions when additional discovery or extent of damage determination is necessary.
Thermal Imaging Inspection
By detecting the difference in temperature between a wet area and the surrounding dry areas thermal imaging can help detect moisture issues that would not be visible during a limited visual home inspection.

- To be assured the inspector will not offer to repair or replace for compensation any component covered by the ASHI Standards of Practice for one year after the inspection.
- To be assured future referrals to the inspector from real estate agents are not dependent on the inspection findings or the sale of the property.

- To be assured the inspector is not receiving compensation for the inspection from any other party.
- To be assured the inspector did not compensate the real estate agent or other party for the referral to the client.
